<p>The majority of New York City apartments are co-ops (cooperatives). Approximately 75% of residential buildings in New York are co-ops. Condos (condominiums) offer more flexibility when it comes to renovations and purchase financing is often easier to obtain. Co-ops are often less expensive to purchase but have higher monthly fees.</p>
<p>A cooperative forms when people join to own or control the housing and related facilities in which they live. The cooperative forms a not-for-profit corporation which owns the land, buildings, property rights and all interests in the corporation. The title to the property, as shown on the deed, is in the name of the corporation.</p>
